Savvy buyers want seamless, open floor plans that accommodate busy family lifestyles and entertaining and main level master suites.
Kitchens engineered to provide front-row seats for family and friends to marvel at the chef’s skills are at the top of buyer’s shopping lists. And now, master bedrooms on the first floor have evolved into must-haves for several reasons, including convenience and comfort.

Brian Rodrock, chief executive officer of Rodrock Homes, notes how his company responds to market needs.
“We used to build almost exclusively traditional two-story homes,” he said, “but that’s changed over the past several years when we saw an increase in demand for many features, including main level master suites. It’s important for us to be proactive when it comes to providing homes that make sense for our buyers, that reflect the way we live today.”
Although main floor master bedrooms were once considered a home feature associated with baby boomers, Rodrock Chief Operating Officer Jeff Gifford explains a palpable demographic shift toward younger families.
“We see every category of buyers, not exclusively empty nesters, who desire main floor suites,” he said. “Even families with children still at home like the idea of a first-floor bedroom—it’s an extension of their living space, where they can read, work, or watch television away from household activity.”
Convenience, comfort, serenity
Not only do main floor master suites offer convenience, they also provide comfort and serenity. “First-floor master suites are on many prospective buyers’ checklists for various reasons. The plan provides a quiet place to begin and end their day,” said Andrea Sullivan, a Wyngate community manager. “Rodrock has several 1 ½ story and reverse plans, such as the El Dorado, to match that description.”
Richard and Nancy Parks built a 1½ story El Dorado in Rodrock’s south Johnson County Wyngate community; they wanted a serene master retreat far removed from the hustle and bustle of a home’s hub. They began their home search with several requirements, including no formal dining room and a main floor master suite.
“We started our research online and there wasn’t much to choose from when it came to a first-floor master,” said Richard Parks. “Wyngate is a perfect location that’s close to 69 Highway for Nancy’s commute to the Plaza—and the ideal floor plan to complement our lifestyle.”
The Parks’ selected the El Dorado because it “efficiently and effectively uses all of the living space with no waste. We can have a quiet retreat on the main level while our daughter has her bedroom and a hangout space on the upper level.”
The El Dorado has many outstanding features, including a dramatic great room with a box beam ceiling. The plan offers a covered porch on the back of the home that can be accessed from the master bedroom. An extra benefit is the three secondary bedrooms upstairs each have their own walk-in closet.
Abundance of floor plans

“Main-level living has proven popular with all types of buyers,” said Judy Zimmerman, a Gleason Glen community manager. “First floor masters are in demand and of course, rooms that open into one another—such as the kitchen and great room—are always a feature people want.”
“In many ways, the true measure of a floor plan is the feeling you get as you move through the home and the Anthem Reverse is spacious and open,” said Kerwin Holloway, Colton community manager and ReeceNichols agent. “Living and entertaining can be in harmony.”
