If you want to build a fully custom home from the ground up in the Blue Valley School District, you probably already know: right now available sites are nearly impossible to find. A convergence of factors is contributing to the shortage. Nearly all the residential land in the district is spoken for or dotted with in-process homes. Much of what’s left is not currently platted for custom homebuilding.
Perfect Timing
And because a fully custom home takes an average of six months to build, buyers who want into Blue Valley in time for the summer school break have almost no options. Until now, that is. As of this month, Developer Rodrock Homes is offering what no other developer can: new home sites ready for immediate custom home construction, located in the heart of the award-winning Blue Valley School District.
Brian Rodrock, CEO of Rodrock Homes, says his company’s foresight and planning paid off in making the January site openings a reality. “We feel grateful that we’re able to offer our buyers what they can’t find from anyone else.” And because the company is both a builder and developer in Blue Valley, they’re offering custom homebuyers another thing they won’t find elsewhere: the Rodrock Homes’ Peace of Mind Program.
Peace of Mind
“The biggest concern people have when they’re building from the ground up is the unknown,” says Jeff Gifford, Rodrock Homes’ Chief Operating Officer. It’s that “unknown”–like rock or unstable soil lurking beneath a chosen home site–that can end up costing homebuyers thousands of dollars in unforeseen expenses.
Thanks to the Rodrock Homes’ Peace of Mind Program, buyers don’t have to pay the extra costs that builders usually pass along to their clients to offset the unknown. “We’re the only ones in the marketplace offering this right now,” says Gifford. Excepting voluntary upgrades, says the COO, the program means “the price you see in the original estimate for your home is the price you end up paying.”
Included in the program is your choice of daylight, walkout, and other home sites in the company’s Summerwood, Summerwood Estates, and Wyngate communities. Summerwood features extra-large home sites, while the exclusive Summerwood Estates provides rare half-acre sites. All sites offer extended green space, and many are located on cul-de-sacs and afford water views.
“It’s a truly unique and beautiful setting,” says Michelle Capek, Co-Manager of Summerwood and Summerwood Estates.
Summerwood Options
Over forty percent of both communities is preserved green space, with gentle sloping hills, treed greens, curvilinear streets, and a scenic lake with fountain. Homebuyers in both neighborhoods enjoy exclusive access to a brand new amenity park constructed by Rodrock Homes. A lagoon style swimming pool, clubhouse and cabanas, enlarged sun deck and looped nature trails encourage friendship, family time, and fitness.
In addition to the new amenity park, many homeowners say the communities’ top Blue Valley elementary, middle, and high schools made their buying decision easy. “We’ve moved around a lot, so my kids have gone to many different schools, both public and private,” says Susan Barger, who purchased a Rodrock Homes’ home in Summerwood. “Blue Valley Southwest High School is fabulous.”

“You can walk or ride your bike to school on Wyngate’s paved trail,” explains Wyngate Co-Manager Kerwin Holloway. Holloway also says most of Wyngate’s new home sites don’t back up to others; instead they back to green space and parkland. As of this writing, cul-de-sac, walkout, and daylight sites are all available. Which means that–whether you have blueprints in hand or even just a vision of home in your head–you can be living in your own custom-designed home by summer.
Personal Experience
Sarah Bloustine, a Managing Broker at Reece & Nichols, recently chose Rodrock Homes to build she and her husband Mark’s custom home. The experience of building from the ground up was both easier and faster than she expected. “We’re shocked at how quickly it went,” says Sarah. “It didn’t take six to eight months to build, instead it took about 4 ½ months from start to finish,” she explains.
