It’s the first Sunday in the city’s much anticipated Parade of Homes. If you want to see the most award-winning homes featuring the most innovative, family-friendly designs in one stop, there’s just one word you need to know: Wyngate.
Located at 159th and Grant between Antioch and Switzer in Overland Park, the Wyngate community has enjoyed early record-setting sales in 2013, with nearly two homes per week selling in February.
Kansas City Homes & Gardens magazine, the Larsen II a silver for interior design by Kansas City’s Twigs Interiors, and the Hepburn II a silver for best model home in the $300,000-$500,000 price range. Another Larsen II, sold recently in nearby Summerwood, won gold for best model home in the $300,000-$500,000 price range.
Buyers and realtors say the combination of Rodrock Homes’ family-friendly designs plus Twigs Interiors’ colorful, cutting-edge finishings are the reason for their homes’ brisk sales and award-winning record. “Rodrock Homes puts everything a family would want or need into their homes,” says Reece & Nichols’ Senior Sales Executive Shannon Brimacombe, who recently sold two of the company’s homes in one week.
Wyngate homeowner Kelly Blandford bought a Larsen II similar to Wyngate’s award-wining model. “I fell in love with it immediately,” explains Blandford. “It was by far the most open floor plan we saw.”
Parade-goers will see that extras like the Larsen’s inset ceilings, main-level stone fireplaces, first floor office and mudroom, custom glass cabinetry and shelving, European double shower, and covered patio are common luxuries in many Rodrock homes. “My clients love how many upgrades come standard,” says Brimacombe.
Wyngate’s Hepburn II model, which won silver for overall model home in its price category, is also packed with amenities. Special touches like wainscoting-lined stairways, a kitchen with built-in buffet, and a laundry off the master closet strike a welcome chord with buyers. And yet, in addition to their maximum functionality, there’s another reason these Wyngate models should top your must-see list: they’re the only homes on parade that showcase finishings and furnishings exclusively from Kansas City’s Twigs Interiors.
Known citywide for making bold use of color, texture, and shape to fashion interiors that fit today’s lifestyles, Twigs’ designers glean inspiration for their cutting-edge creations during visits to national markets and travels abroad.
Parade-goers will find fresh design perspectives in Twigs’ decor. In the model homes’ creamy faux marble countertops or studded coral sofas, in river rock showers or turquoise chandeliers, in burlap curtains and animal print rugs, new design ideas take flight. “They’re simply gorgeous,” says Michael Jasper about the Twigs-decorated models that inspired him to purchase his Lancaster III.
And while gorgeous homes have helped fuel Wyngate’s record sales (its new phase opened just last fall is nearly sold out), the close-in community’s serene surroundings have drawn buyers too.
Although it’s just minutes from Highway 69 and some of Johnson County’s best business, shopping, eating and entertainment venues, Wyngate is also nestled quietly between woods to its west and a tree line to its east. It boasts 9-½ acres of parkland, with many home sites located on cul-de-sacs backing to green space. “Some of Wyngate’s choicest home sites are opening this spring,” says Rodrock Homes CEO and Wyngate developer Brian Rodrock.
“The community’s sustained sales momentum means we’re offering homebuyers premiere sites sooner rather than later,” adds the developer. Still, Rodrock says all Wyngate home sites offer a rare convenience: in-neighborhood access to three top-rated Blue Valley schools. Nature trails and quiet intra-community roads link kids and parents door-to-door with Blue Valley West High, Pleasant Ridge Middle, and Cedar Hills Elementary.
Other luxuries synonymous with the Rodrock name include Wyngate’s newer amenity park. “With a community clubhouse, activity and exercise rooms, a zero-entry swimming pool, two sport courts, a nature trail, a sand volleyball court, and a children’s playground, the park holds something for everyone,” says Kerwin Holloway, Wyngate Community Manager.
And while you can always build from the ground up, parade-goers who want to be lying by Wyngate’s pool this summer or walking their kids to Wyngate’s schools by fall still have options, says Wyngate Community Manager Andrea Sullivan. Sullivan points to a few remaining Wyngate Rodrock Ready homes, available for occupancy in 45 days or less, viewable at rodrockhomes.com.
“There’s still time to customize these homes too,” says Sullivan. “With the help of Rodrock Homes and complimentary Twigs’ services,” adds the Wyngate realtor, “they’ll look as good as our models in no time.”
