It seems buyers in south Overland Park’s Summerwood community simply can’t get enough of what’s new these days.

The new clubhouse features a full kitchen complete with custom cabinetry, designer tile, granite countertops, microwave and electric ovens, and a full-sized refrigerator. Adjacent is a large gathering area.
“It’s a great space for homeowners to reserve when they want to entertain a crowd without having to clean or prepare their own home,” says Community Manager Michelle Capek.
A Place to Watch the Game
High-end flat screen televisions in both the clubhouse and cabanas means party and pool guests can enjoy screen time on-demand. “You won’t have to miss a moment of the big game if you don’t want to,” says Capek, who notes that Summerwood’s developer, Rodrock Homes, specializes in giving homeowners freedom and flexibility in the way they enjoy their luxuries.
Case-in-point is the pool area, where neighbors can opt to mingle on its large, communal sun deck, or host smaller, more private gatherings in shaded cabanas.
It’s options like these that drew them to Summerwood, say homeowners. “In both our amenities and communities as a whole, we want our homeowners to have choices,” says Brian Rodrock, Rodrock Homes’ CEO. “We want you to choose the luxuries that work for you,” says Rodrock.
Fun For the Whole Family
The swim area features amenities for all ages, including a zero-depth entry section, a splash park, and a waterslide. Plans for an adjacent commercial grade play park and sport court are in the works as well. Appealing to both adults and kids are the nature trails encircling the pool. The trails currently fan out through the community and will soon connect into a larger trail system.
And while professional landscaping will add to the new amenity park, Summerwood buyers say a unique abundance of neighborhood green space makes their community one of the most beautiful and sought-after in the area.

“We hear over and over–in addition to the brand new amenities–that people are loving the size of our home sites,” says Fitzgerald. As a result, Summerwood’s 2013 sales have been setting records, with more than one home selling per week during the first few months of the year.
Plenty of Home Choices
Currently buyers can select from Rodrock Homes’ 2-story, 1-½, and reverse 1-½ floor plans, all customizable with generous upgrades. Also under construction are homes by Terri Marks of Providence Homes and other prominent builders.
“People like the diversity of floor plans and builders they have to choose from,” says Capek, who notes that shoppers have their pick of 13 different floor plans.
Several of those plans, including Rodrock Homes’ new Shelby, are selling fast. “The Shelby has been a huge success,” says Fitzgerald. “Buyers are loving its architectural details, which include a barrel vault wood-stained ceiling in the kitchen.” The home also features 2-story ceilings in its entry and great room, a butler’s pantry leading to a formal dining room, and a master closet-connected laundry room.
Another popular new Rodrock home, the Chesapeake II, is selling quickly. Still, buyers can build and customize the impressive 2-story with its floating curved staircase, 2-story great room, floor-to-ceiling stone features, and covered deck with fireplace in time for fall.
But if you’re looking to move right away, you may want to hurry. Two Rodrock Ready homes, the Dillon II reverse 1-½ story and the Hepburn II 2-story, are available for immediate occupancy and priced at $551,500 and $553,250 respectively.
