The old adage for making the best decision about real estate is “location, location, location.” It is true for those taking advantage of the home buying opportunities currently available.
Record numbers of new home buyers are purchasing their home in the Summerwood and Wyngate communities developed by Rodrock Homes to start the New Year. What is drawing those families to the Golden Mile? Perhaps it’s “location, location, location.”
Summerwood lead all neighborhoods with seven new homes sold or over 20% of the sales thus far in 2013. Home buyers have responded overwhelmingly to the available inventory. With the historic low number of homes already under construction, having the selection of homes in one area is a bonus for those shopping for a home. Buyers know they will be able to make final decorating decisions for their home and still move in before school lets out for summer.
Not every home sold in the bustling neighborhood is a spec home. Several sales are for custom build jobs. Those wanting to create their home from the ground up are selecting from the 50 new home sites that became available in January. They have their choice among the best walkout, daylight, or level home sites at the start of the busy home buying season.
Coming in at a very close second is Wyngate, with five homes sold for 15% of sales over the same time period. There is a nice balance of build job sales with homes sold that were already under construction. Wyngate has also seen a surge of activity as a result of new home sites now available. With a limited supply of available home sites, the response to the new offerings has been great.
Is there anything else in common for the top two communities? Besides both being located on 159th Street a little over a mile apart, they each are in the attendance areas of the Blue Valley School District. The nationally recognized school district has drawn families to the Johnson County area from across the country.
Families with high school students living in Summerwood will attend the school district’s newest high school, Blue Valley Southwest. While children in Wyngate will have the luxury of walking to school from kindergarten until they graduate from Blue Valley West High School, which is located next to the community.

If it’s not the communities, or the schools, what is the attraction to the area? Maybe it is the area itself. Both neighborhoods are located in Overland Park, a perennial fixture in the top 10 of MONEY Magazine’s Best 100 Places to Live in America. While enjoying the feel of suburbia, it is only a short 20 minute drive from all that Kansas City has to offer.
As the weather warms up and more and more families begin the process of finding the best place for their new home, it all comes back to “location, location, location.”
