This has been an exceptionally good year for Rodrock Homes, the award-winning builder that offers an array of homes throughout Johnson County with price points to accommodate virtually every buyer. Just this summer, the company sold 38 homes and is busy building showcase homes in the most sought-after neighborhoods in Overland Park, Olathe and Lenexa.

Even with its sales success the past three months, Rodrock Homes maintains its business plan of having available inventory ready for those homeowners needing to move within 30 to 60 days after signing their sales contract.
“Buyers want to see what they are getting, to be able to walk through the home and imagine their furniture in the rooms and their family living there,” Rodrock said.
Rodrock Homes continually replaces its showcase homes and has been doing so at a time when many builders have greatly reduced their inventories and have nothing available for buyers who want to move quickly. Information from Dan Whitney, owner of the real estate research and consulting business Land Marketing, confirms the overall lack of new-home inventory in this area.
“No sane, knowledgeable person would say the Kansas City market is oversupplied with new homes now,” Whitney said. “Builders have been reducing their inventory since 2007.
“One of the barriers for people buying a home now is that there is so little selection,” he continued. “If a couple looking for a new home only find homes they’ve looked at before or homes that don’t fit their needs, they’re not going to buy.”
That’s why the wide selection offered by Rodrock Homes in a variety of communities throughout Johnson County is an asset for homebuyers. Homebuyers desiring to start their new home from the ground up but who are concerned about selling their current home can use Rodrock Homes’ Guaranteed Buyout Program. If the buyers’ existing home is not sold within the time it takes for Rodrock Homes to complete their new home, Rodrock will buy their existing home.
No matter which of Rodrock Homes’ floor plans buyers choose to tour, they will find features that the builder includes in all homes. One of the most significant is energy efficiency.
“All of our homes have energy efficient features that are above the code in any of the cities were we build,” Rodrock said.
Each home has R-50 insulation in the attic, compared to the R-38 found in most new homes and R-15 insulation in the walls compared to R-13. Depending on the floor plan selected, the home will have a 16 Seasonal Energy Efficiency Ratio air conditioner, compared to 13 SEER and have 92 per cent efficient gas furnaces.
“These energy-efficient practices that we are putting in homes today will save our customers money in the future,” Rodrock said. “We are truly creating something of lasting value.”
Rodrock Homes also offers Design Freedom, an established program that gives buyers the flexibility and freedom to adapt any plan to their individual needs.
